For your assurance we do not charge any letting or management fees unless a tenant is successfully introduced to your property. All work undertaken until this point is completely free of charge* and with no obligation. Please contact us if you have any questions.

Long term rentals (6 months or more)

Valuation and Marketing

Full property management (long term rentals)

We provide the following in addition to our
introduction and support service.
6% plus VAT (7.2%)
Total Including Introduction 17% plus VAT (20.4%)

During Your Tenancy

  • The handling of all communication with the tenant

  • Booking and co-ordination of all approved maintenance works

  • Liaising with all contractors on your behalf

  • Regular cost analysis on any quotes for works that are needed

  • We obtain your permission before booking any works (unless there is any emergency, and we cannot get hold of you)

  • Conducting property inspections every six months with a report summary

  • Efficient reactive maintenance service for your tenant (on your behalf)

Tenancy Admin Fee

£420 plus VAT (£504)

Tenancy Admin

  • Producing a tenancy agreement

  • Collecting references

  • Registering and protecting the deposit with MyDeposits

  • Carrying out a fraud and identity check (if applicable)

  • Carrying out Right to Rent checks

Renewals and Tenancy Support Fee

**2 years after initial tenancy plus 10% VAT (12%).
Each year thereafter 6% plus VAT (7.2%)

Ongoing Support

  • Providing access and use of the Draker Portal including help and advice

  • Access to all previous rental statements and year-end tax statements

  • Offering one point of contact to both you and your tenant throughout the tenancy

  • Ongoing support with the management of your property during working hours

  • Offering help, advice and guidance to your tenant on your behalf to encourage the smooth running of your tenancy

  • Offering compliance and certificate reminders

Renewal Negotiation

  • Renewal reminder

  • Negotiating terms on your behalf

  • Further referencing if requested

  • Re-registration of the deposit

End of Tenancy Services

*Excluding any charges for pre-tenancy works that you have instructed us on and subsequently have already been carried out.

**Draker will assist and advise where possible, however you will be expected to take responsibility for all proposed deposit deductions and will be expected to communicate directly with your tenant where necessary.

Interior Styling Services

Much of our styling service is free, with minimal costs for larger projects. Our primary aim is to support your long-term success as a landlord by attracting a higher rent and a better tenant.

Dress To Let

  • Our aim will be to generate a high level of interest and achieve a better price

  • We will provide bed linen, soft furnishings and decorative items

  • We will allow you to keep all items until your property is let

  • You will have the option to purchase all items at cost price plus 10% (plus VAT) carriage charge*

*Carriage charge is a percentage of the total cost price of items purchased.

  • This service is £250 plus VAT (£300)

Furnish To Let

  • Our aim will be to achieve the best possible price

  • Our Team will visit your property and create a mood board based on The Draker Look

  • We will consult with you to approve on all furniture with clear and transparent pricing

  • Once installed we will style and photograph your property ensuing you have the best possible marketing material

  • This service is £500 plus VAT (£600)
