Landlord Letting Fees

At Draker we aim to be clear and transparent about all fees that are payable to us, ensuring that at every step of the way there are no surprises. We also make as many of our services as we can optional to give you as much flexibility as possible.

Long term rentals (6 months or more)

This service is for a majority of Landlords who prefer to manage their own tenancy and property. We are also always on hand to help and guide as much as we can.

Tenant introduction & rent collection (initial fixed term):

11% +VAT (13.2%)

Renewal fee for next 2 years:

10% +VAT (12%)

Remaining period after 2 year renewal period:

6% +VAT (7.2%)

Tenancy administration fee:

£450 +VAT (£540)

What do we do for our fees?

Full property management (long term rentals)

For those who want to leave everything to us. From communication with and care of your tenant right through to maintenance, we've got it covered.

Tenant introduction, rent collection &

17% +VAT (20.4%)

Renewal fee for next 2 years:

16% +VAT (19.2%)

Remaining period after 2 year renewal period:

12% +VAT (14.4%)

Tenancy administration fee:

£450 +VAT (£540)

What do we do for our fees?

Short term rentals (less than six months)

Including optional free property management our Short Term Let service covers everything from the move-in right through to organising the professional cleaning at the end of a tenants stay.

Short term rental with full property management:

27% +VAT (32.4%)

Renewal on all short-term rentals:

27% +VAT (32.4%)

Tenancy administration fee:

£450 +VAT (£540)

Renewal administration fee:

£200 +VAT (£240)

We offer a full range of pre-tenancy services to ensure that the start of your tenancy goes as smoothly as possible. Should you require a tailored quote for anything please do get in touch below.

Check-in Inventory:

From £210 +VAT (£252) to £360 +VAT (£432) depending on property size.

Check-out Inventory:

From £210 +VAT (£252) to £360 +VAT (£432) depending on property size.

Professional cleaning:

From £250 +VAT (£300) to £440 +VAT (£528) depending on property size.

Gas Safety Certificate:

£125 +VAT (£150)

Portable Appliance Test (Electrical check):

£125 +VAT (£150)

Combined Gas Safety Certificate & Portable Appliance Test:

£220 +VAT (£264)

Combined Gas Safety & Boiler Service:

£220 +VAT (£264)

Energy Performance Certificate:

£110 +VAT (£132)

Smoke and/or Carbon Monoxide Alarm Fitting (inclusive of 1 alarm):

£100 +VAT (£120)
Additional alarm: £20 inc. VAT

We offer a full range of Interior Styling Services which will help get the most out of your property by providing the best possible marketing material and helping to achieve the best possible price.

Interior Styling:

Free of charge

Dress to Let:

£250 +VAT (£300) +10% (+VAT) Carriage Charge*

Furnish to Let:

£500 +VAT (£600) +10% (+VAT) Carriage Charge*

*Carriage charge is a percentage of the total cost price of items purchased. For example, £1,000 of items would carry a charge of £100.
