Long Term Rentals

A tenancy agreement fee of £384 (inc. VAT) is payable by you to Draker for the creation of a tenancy agreement enforceable at law. This charge can cover a variety of items depending on each tenancy but primarily covers conducting viewings, negotiation of the tenancy, collecting references and drawing up any documentation including but not limited to the tenancy agreement. This charge is per tenancy and not per person. If you wish to terminate the tenancy before the legal date of termination and your Landlord agrees to such earlier termination then you will be liable for any proportion of the commission payable by the Landlord for that period which would remain unexpired had the tenancy run its full term. This will not apply in the event that the tenancy agreement recites an agreed break clause.

If there is any change in the identity of the tenant or tenants or family members occupying any rented premises you must prior to any changes obtain the approval in writing of the Landlord. If the Landlord approves any such changes Draker will draw up an amended tenancy agreement for signature by all parties and you will be responsible for the costs of same amounting to £180 (inc. VAT). The same charge will apply for any renewal or extension of the original tenancy terms.

During the tenancy agreement you will be responsible for Draker's costs in the event of any late or non payment of rent or breach of any of the terms of the rental agreement at the rate of £60 (inc. VAT) for each letter written. If you require a written reference during the rental agreement and if approved same will be supplied at a cost of £36 (inc. VAT). Any charges remaining outstanding at the end of the rental agreement may be deducted from the rental agreement deposit.

Credit card transactions carry a surcharge of 2% + VAT. Debit card transactions carry a surcharge of 0.5% + VAT. In the event your Tenancy does not proceed card surcharges are non-refundable.

Draker Lettings are a member of The Property Ombudsman (www.tpos.co.uk), The UK Association of Letting Agents(www.ukala.org.uk) and operate a full client monies protection scheme – which means that all client funds are protected at all times. We’re also members of the government authorized
